Gwynfryn refurbishes and furnishes residential property in Cardiff and operates it as serviced accommodation. Owners are paid a guaranteed rent on a three to five year term and have nothing further to do with the running of the building.
Two different buildings, at two different stages. What they share is the standard, not the look — every house gets treated on its own terms.

Three things, done properly.
I take the property on
We agree a guaranteed monthly rent, on a three to five year term, and the running of the building comes off your hands — bills, maintenance, compliance, guests, the lot. No voids to absorb and no calls at eleven at night.
I bring it up to standard
Refurbishment where it's needed, then furnished and fitted properly. I ask for the freedom to fit a house out the way I know works, and it can be put back as it was at the end of the term if that is what you want.
I run it
Operated as serviced accommodation through our own booking site and the major platforms, priced against what is actually happening in Cardiff that week, and managed by agents I choose for how they answer a guest at nine on a Sunday night.
How the houses are put together.
I look for buildings with some character, on streets worth being on, and then furnish them to be lived in rather than photographed. A house can look well turned out and still be a poor place to spend a week.
Character over uniformity
I furnish each house for the building it is rather than off one list. Roath is a Victorian terrace and is dressed like one; Charles Street is a city-centre apartment building and will not be a copy of it.
Beds and chairs
Mattresses, pillows and seating are chosen to be comfortable for a week rather than for a photograph. It is the part guests notice and the part most short lets skimp on.
Somewhere to work
A desk and a chair that suit a working day. A good share of the people staying are here for work rather than a weekend.
The whole journey, not just the photos
Finding it, booking it, getting an answer to a question, turning up, the keys, knowing where everything is, checking out. All of it smooth and considered, and someone willing to go further if a guest needs it.
Not just tourists.
A short-stay property in Cardiff is only as steady as the range of people it can house. Ours are booked across several quite different sorts of demand, which rarely go quiet at the same time.
Visitors
Rugby weekends, concerts, the half marathon, family over for a few days — the calendar that fills Cardiff several times a year.
Contractors
Teams working on site for weeks or months at a time, who need a whole house rather than four hotel rooms.
NHS and medical staff
Doctors, nurses and NHS staff needing short or medium-term accommodation in the city. Given my own clinical background, this is work I would actively like more of.
Relocations
People who have moved to Cardiff for work and need somewhere real to live while they find somewhere permanent.
Insurance stays
Households placed with us while their own home is repaired — longer bookings, arranged and paid for by insurers.
